You Can’t Sell It if You Can’t SEE It

There’s more to selling a home than just sticking a sign in the yard.  Over the past decade, one real estate agent proved that point as she developed an extraordinary approach to listing and selling homes.  

Ann Hoke created her market leading position by focusing on the intricate details of selling a home. Her unique method led to growth and success even when the market bottomed out during the recent recession.

In a little less than 10 years, Hoke moved to the top among real estate agents in Middle Tennessee.  In that short span of time her business grew from selling 3 homes a month to a projected 300-plus this year. The average agent sells about 10 homes per year.

She combined her experience and eye for details into a system that results in selling homes faster and for more money. “Our passion for market preparation and staging the home to look its best plays a huge role in our client’s success,” Hoke says. “The fact that we stage our homes for free is a money saver to our clients. Selling for more is their money maker.”

Market preparation is where it all begins as clients are coached to complete needed repairs alongside updates to flooring, countertops, wall colors or anything else that can improve the marketability of the home without overspending. Trusted vendors are often shared with owners as optional resources.

Hoke has invested substantially in an evolving inventory of furniture, rugs, wall art, accessories that currently fill a 13,000 cubic feet warehouse, two StagingMagicSM trucks, and homes listed for sale. While onsite staging may only take a few hours, the preparation and post-staging work can make for a long day or sometimes days.

After the staging team completes its work, a professional photographer invests hours shooting images with the best available lighting and camera angles. Recently, the team has begun integrating 3D imagery to produce impressive views of the home’s interior.

Hoke recently announced formation of the Ask Ann Network, positioning several companies under one umbrella – making it easier for clients and consumers to access home-related resources through one trusted name. The Ask Ann Network will also provide the platform for future expansion into other locations and related businesses.

All of this hard work has its reward for Hoke, too. Since opening the Ann Hoke & Associates Keller Williams team office in 2014, she has earned back-to-back national honors as a member of the REAL Trends Top 250.  This list recognizes the top 250 real estate teams from every company across the country.

Closer to home, Hoke was named co-recipient of the 2016 Jenning A. Jones Champion of Free Enterprise Award presented by the Jones College of Business at MTSU. This award is presented annually to an individual whose achievements reflect the traditions of free enterprise and are a role models for others.

She shares this honor with her husband, David, who works alongside Ann and is broker/owner of HomeFront Properties.  HomeFront is a residential property management firm providing services to investor clients.
